Staying at the OPIFICIO B&B Apartments
L'OPIFICIO B&B Apartments is a private structure offering guests one or more apartments; the apartments are equipped with all necessary comforts to make you feel at home.
L'OPIFICIO B&B Apartments is a small family-run establishment, therefore, unlike in hotels, there is no reception service available at all hours. Guests are thus required to communicate by telephone with the manager of the property in case of particular needs.
We at OPIFICIO guarantee the highest quality to ensure our guests have a pleasant and relaxing stay. In this document you will find our official regulation, to ensure that your stay with us is the most pleasant possible.

Check in/Check out
A few days before the booking date, you will receive the access codes to the OPIFICIO property and the access codes to your apartment. Here you will also find the access card which will be your key to enter and exit your booked apartment.

Access to the Property
To access OPIFICIO by car you will have to enter from the main gate on the road: access to this gate is possible with the numeric keypad located on the gate post, you will have to type the code that will be provided to you via email a few days before the date of your stay.
You will also be able to access the OPIFICIO property on foot, both from the main gate and from the pedestrian gate overlooking the pavement, always using the numeric keypad. You will have to enter the same code as the main gate: the code will be provided to you via email a few days before the date of your stay.
To access the OPIFICIO entrance you will have a touchscreen keypad on which to type the code that will be provided to you via email a few days before the date of your stay. The code will be the same with which you will open the main gate and the pedestrian gate.
To access your apartment you will use a unique code that will be provided to you via email a few days before the date of your stay. Inside the apartment you will also find the card which will work as a key to enter and exit the apartment.
Note for access by car. For those who need to enter the Opificio by car, we advise to be careful as the entrance is located on a busy road. While you are typing the number on the keypad to open the gate we recommend that you correctly set your car's indicator or the four signaling arrows.

Breakfast, lunch and dinner
Since our apartments have a well-equipped modern kitchen, you can comfortably cook whatever you want, breakfast, lunch and dinner, as if you were at home.

Cleaning
The apartments are equipped with all the necessary products to provide daily cleaning of the rooms. The facility staff is required to clean the accommodation unit at each change of customer. If the customer's stay is longer than 2-3 days,cleaners will clean the apartment between 10.30 am and 12.00 pm.

Parking
Free parking for 4 cars is available within our facility. If it is full, free parking is available within walking distance.

Free Wi-fi
In each apartment and inside the property it will be possible to use free wi-fi. The use of free Wi-Fi is exclusively granted to guests staying at our facility.

E-bike rental
Our property offers a rental service for e-bikes and standard bicycles, which can be requested either during the apartment booking process or upon arrival, subject to availability. During the rental period, guests are asked to take good care of the bike and avoid any damage, as any eventual damage may be charged to the user.

No smoking allowed
In the apartments and in all areas/rooms of the property, smoking of any type of cigarette is prohibited, including electronic cigarettes. The smoking ban also extends to the apartment balconies and the common balcony. Smoking is permitted only in the courtyard at the entrance to the facility.

Handicapped people
Our entire facility and all our rooms are accessible to guests with disabilities. At your disposal you will find an elevator that connects all floors, from the ground floor to the apartments on the top floor. In the bathrooms of each apartment there is also an extractable shower.

Access to strangers
For security reasons, access to the OPIFICIO facility is reserved exclusively for registered guests. If visitors are expected, even for short periods, it is mandatory to inform us in advance by phone or email, providing a copy of the visitors' identification card.

Pets
Our b&b is "Pet Friendly" and therefore we happily admit pets (dogs and cats) within the property and apartments. We trust in the responsibility of the owners for the correct behavior of their four-legged friends, towards all the rooms of the structure, other guests and our staff. Out of respect for the other guests staying at the OPIFICIO and for common hygiene rules, pet owners must be responsible for compliance with the following rules:

Pat our facility, pets (dogs and cats) are allowed only with prior reservation. During the apartment booking process, you can specify the pets that will be present.
The cost of the stay for a single animal is €5 per night (the supplement is due to the fact that adequate detergents and sanitizers will be needed to clean the apartment);
Only cats and small, medium or large dogs are allowed;
In the common areas inside and outside our facility pets must be carried on a leash or in a special carrier;
In each apartment it is allowed to have a maximum of two animals;
The customer must be adequately equipped to guarantee the well-being of their pets, independently providing carriers, food and travel kennels. If you do not have one, while booking at step 2 you can choose from the available extras, including kennels for your dog or cat;
It is absolutely forbidden to let pets climb onto beds, armchairs, chairs or tables
etc.;
It is required that the pet hosted in our facility is used to living at home and is thoroughly clean. The barking of dogs or cats' meowing can disturb other guests;
For safety reasons and for your pet’s peace of mind, cleaners will clean the apartment only if the pet is on a leash and in the carrier, cleaners will not clean your room if your pet is left unattended.
Pet owners accept full responsibility for the damage that may arise and therefore be caused by their animals.

Responsibility
We decline any responsibility for the loss, theft or damage to guests' property and/or money left unattended in the apartments and common areas. The apartments have safes, we invite you to use them to store valuable items. We invite our guests not to leave any valuables unattended in the apartments and to always close doors and windows. Each guest is required to compensate for any damage caused to the structure, furnishings, systems and equipment of the structure by him/herself or by any pets. The structure is in no way responsible for behaviors of the individual that may lead to legal consequences or injuries, to themselves or others.
The stay at our facility is at the risk of the individual guest, who releases, without objection, L'OPIFICIO B&B Apartments from any liability following accidents, injuries, illnesses or diseases of any entity, past, present and/or future.
Each guest is required to communicate the contents of this regulation to any people with whom he or she travels and who stays at our facility, remaining jointly and severally liable with them towards L'OPIFICIO B&B Apartments.

You’ll be directed to our contact page, where you can fill out the form to book or request more information. Alternatively, you can also contact us directly via WhatsApp by clicking the icon on the site — this will open a chat with our team, where you can get assistance or complete your reservation quickly and easily.

Payment Methods
Accepted payment methods include bank transfer (the IBAN will be provided after the apartment has been booked) and cash upon arrival at our property. POS payments with major credit cards will also be available soon, ensuring complete security.

Cancellation Policy
Bookings can be cancelled free of charge up to 7 days before arrival. For cancellations made after this period, or in case of no-show, the full amount of the stay may be charged.

Prohibitions

Smoking, including electronic cigarettes, is prohibited inside and in the external spaces owned by the property, both in the apartments and in all rooms available to guests.
It is forbidden to let children use the appliances in the kitchen.
It is forbidden to throw diapers and anything that could block the pipes into the toilet.
It is forbidden to wander around the structure with clothing that could offend modesty.

Arrival and departure times:
The apartments are available from 12.30 on the day of booking and must be vacated by 10.00 on the day following the last overnight stay.

Access to the property:
Every access to our structure, from the central gate, from the pedestrian entrance to the private courtyard, from the entrance door of the OPIFICIO, from the shared entrances to the apartments, is regulated by a code that will only be communicated to the guest who has booked in our facility. One week before arrival, an email will be sent to the guest with the access code to all entrances to the facility. In addition to the access code, the apartments also have a card that customers will find when they first access the apartment. With this card the customer can enter and exit the apartment freely.

Obligations of the host/guests
Guests are required to compensate for damage caused to the structure by themselves and other members present, or by their pet in the event of improper use of the equipment provided. Total silence must be observed from 10.00 pm to 8.00 am and from 2.00 pm to 4.00 pm.
In any case, a behavior that in no way damages the tranquility of others must be maintained at all times. It's mandatory to turn off the lights, television, air conditioner, oven and other systems present in the apartment when leaving the property.

The nightly rate for our apartments starts from €100.
